Cost of living rises hitting prospective renters and buyers, survey finds

The rise in the cost of living is having a significant effect on prospective renters and homebuyers, a new survey has found.

According to data from property website MyHome.ie, more than 60 per cent of prospective renters said the current cost-of-living crunch has affected their ability to rent a property while half of prospective homebuyers said the cost of living has affected their ability to purchase a property.

The property listing site conducted a survey of 2,861 people earlier this month.

Figures released earlier this month by the Central Statistics Office showed consumer prices rose by 9.1 per cent in the year to July, the same level as in June.

Building costs to continue rising but at slower pace, surveyors predict

Building costs will continue rising this year but the pace of inflation should slow in coming months, surveyors say.

The prices that builders bid for commercial contracts rose 22 per cent over the past 18 months as the Government eased Covid curbs, demand for materials grew and energy costs soared, according to the Society of Chartered Surveyors Ireland.

Its members believe builders face further inflation in the second half of this year “but at a lesser rate” than over the past 18 months, says Kevin Brady, the organisation’s chairman, in a new report.

The group’s latest Tender Price Index calculates that building projects costs rose 7.5 per cent in the first half of this year, and 14 per cent over the 12 months to the end of June.

Minister O’Brien welcomes the report of the working group examining defects in purpose-built apartments and duplexes constructed between 1991 and 2013

Having consulted widely and at length with stakeholders and interested parties, the Working Group estimates that of apartments and duplexes (or associated common areas) constructed between 1991 and 2013, the number that may be affected by one or more defects (i.e. fire safety-, structural safety- and water ingress defects) is likely to range between 50% and 80%. This equates to between 62,500 and 100,000 apartments/duplexes.

Irish home price growth set to slip to 4% over next year

Projected fall set to follow sharp rise after worst of coronavirus pandemic, notes survey of estate agents

Irish home price growth is set to ease to 4 per cent over the next year, following a sharp spike in the wake of the worst of the Covid-19 pandemic, according to a Society of Chartered Surveyors of Ireland (SCSI) survey of 130 estate agents and valuers.

Still, respondents to the survey predict that prices will continue to be underpinned by ongoing supply shortages, even as households grapple with soaring general inflation, geopolitical uncertainty as a result of the Ukraine war and imminent interest rate hikes from the European Central Bank, according to the report.

Land scarcity, planning issues and spiralling costs delay delivery of new homes

A combination of a shortage of residential development land, planning delays and spiralling labour and material costs are hindering the construction sector’s ability to deliver the level of housing required to meet consistently increasing demand.

The results from Knight Frank’s latest annual survey of Ireland’s top residential developers show that the new homes construction industry recovered strongly from last year’s Covid-induced disruption which effectively shut the sector for the first four months of the year. In all, 55 per cent of respondents stated that their development activity in 2021 was stronger than in 2020.

Surge in building material costs picking up pace, suppliers warn

Timber and other key building material prices are rising at a faster rate than this time last year, suppliers have warned.

Overall construction material costs surged 12 per cent in 2021, according to Martin Markey, chief executive of Hardware Association Ireland, whose members supply builders around the Republic.

“This year so far we’re pretty sure that it’s more. There are huge supply issues. It’s higher than in the first quarter last year,” he said at the weekend.

Mr Markey noted that industry figures from across Europe reported the same problems at a conference in London late last week.

He added that demand remained strong across both Irish and European construction, despite rising material and labour costs.

House prices soaring by €100 a day as property heats up to boom-time levels

House prices are increasing by Celtic Tiger levels of almost €100 a day as the market shows no signs of slowing down.

The Q1 Irish Independent REA Average House Price Survey has found that average house prices rose by 3.16pc nationally in the first three months of the year, matching the 1pc-a-month increases experienced during the boom.

Almost 60pc of all purchasers were first-time buyers, a figure which rose to 76pc in Dublin as people with mortgage approval scramble to get a foothold on the housing ladder.

Two other property price surveys, released from Daft.ie and MyHome.ie, also show a continued property market squeeze with rising asking prices nationwide.

Residential construction activity tops pre-pandemic levels

Residential construction activity exceeded pre-pandemic levels last year, topping more than 30,000 units, according to a report from Deloitte.

Deloitte Ireland’s latest Real Estate Planning & Development Statistics report says commencement notices were lodged on 24,304 units in residential schemes comprising more than 20 units last year.

As approximately 5,000-6,000 units are commenced annually in smaller schemes or standalone units historically, the Big Four accountant said, it arrived at an adjusted figure of 30,304 total residential commencements in 2021.
