House hunters avoid second-hand doer-upper homes amid high renovation costs

Prospective home-buyers are dodging doer-upper second-hand homes for ready-to-go properties due to the high renovation costs and lack of availability of tradespeople. Estate agents are flagging a slowdown in homes that need work as properties in good condition sell almost immediately. It comes as price inflation for an average Irish family home tumbled in the second quarter of the year, with the national average increase over three months now standing at 0.9pc. It means it has moved below 1pc for the first time in two years in a market that has long been experiencing hikes closer to three times that.

At the same time, participating agents in the Irish Independent/Real Estate Alliance (REA) Average House Price survey, published exclusively here today, have also highlighted an emerging two-tier second-hand property market developing between walk-in homes and those in need of work.

Despite inflation in the capital halving (from 1.6pc to 0.8pc) in three months, the smaller increase was still enough to propel the cost of an average semi-D in Dublin city through the €600,000 barrier for the first time.

House prices to rise around 4% this year – Bank of Ireland

House prices are expected to rise by around 4% this year, according to the latest analysis from Bank of Ireland.

That would represent a moderation on the 7% inflation in housing prices last year.

Properties have continued to sell at a premium in April and May, the bank noted, with median sale prices remaining 6.7% above asking, “demonstrating fierce competition among buyers into the summer”.

MyHome asking prices rose by 1% in the first three months of 2026 to a median of €385,000, representing a 4.7% year-on-year increase.

46,000 households availed of ‘Help to Buy’ scheme since 2020

New figures show more than 46,000 households availed of the Government’s Help to Buy scheme since 2020. The initiative works by allowing people to recoup tax paid in the past and use it towards the purchase of a home.

Figures from the Department of Finance show a total of 46,112 claims were approved which benefitted 83,644 people between July 2020 and April 2026. Of the claims 35,642 related to purchases while the remaining 10,470 related to self-builds.

While the scheme helps people get on the housing ladder, some commentators have expressed concerns that it could add to property price inflation. However, Tánaiste Simon Harris said: “We are determined to pull every lever to build more homes and deliver more homeownership”.

Calls for more Government funding to retrofit social homes

Opposition parties and climate campaigners are calling for the Government to allocate more resources to retrofitting social homes.

They are calling for particular focus on helping local authority tenants living in cold, damp or mouldy conditions.

Budget 2026 includes €140 million to support the retrofitting of 3,500 social homes to a Building Energy Rating of B2.

It provides funding of €558 million for the SEAI residential and community energy upgrade schemes this year, which include retrofits for homeowners and some homes owned by approved housing bodies.

The Climate Action Plan includes a target to retrofit 36,500 local authority owned homes by 2030. That represents one quarter of the local authority housing stock and would match the percentage of private homes upgraded.

Home completions rise to 36,284 in 2025 but delivery remains below housing need

Ireland completed 36,284 new homes in 2025, according to figures published today by the Central Statistics Office (CSO), representing a 20.4% increase on 2024 and the highest annual total since the data series began in 2011. While the figures confirm a clear uplift in housing output, delivery remains well below assessed structural demand.

The CSO data shows that almost 149,000 homes were completed over the past five years, compared with 83,267 between 2016 and 2020 and just 29,217 in the five-year period following the financial crisis. Since mid-2020, more than 161,300 new homes have been delivered nationally, reflecting a sustained recovery in construction activity from historically low levels.

Cabinet sign off on plans to open €1bn housing infrastructure fund

Cabinet ministers have signed off on a €1 billion euro infrastructure fund which aims to accelerate house building.

Minister for Housing James Browne previously said the scheme is designed to provide funding for “shovel ready projects” in order to “activate” sites around the country which have planning permission for housing.

He added: “We expect to see shovels in the ground very very quickly.”

Under the scheme, applicants will apply for grants to fund infrastructure and utilities which will allow construction to start on more housing developments.

A Housing Activation Office was established by Mr Browne last year with the aim of addressing barriers to the delivery of the public infrastructure.

Property prices now 23% higher than peak of boom in 2007

Property prices rose by 7.6% in the 12 months to September, according to the latest figures from the Central Statistics Office. Prices increased by 5.3% in Dublin and by 9.4% outside the capital. The median price of a home reached €380,000.

The national increase is marginally higher than the rise in the 12 months to August which was 7.5%. The CSO said: “The highest median price paid for a dwelling was €675,000 in Dún Laoghaire-Rathdown, while the lowest was €190,000 in Donegal.”

The figures mean property is now 23% above its highest level at the peak of the boom in 2007. Dublin residential property prices are 8.2% higher than the peak in 2007 while prices outside the capital are 25.6% higher.

New housing plan aims to deliver 12,000 social homes and 15,000 affordable units per year

As many as 12,000 social homes and 15,000 affordable housing units could be delivered per year, on average, under the funding available for the Coalition’s long-awaited housing plan.

The Irish Times understands, meanwhile, there is to be an expansion of the role of the Land Development Agency (LDA) to deliver homes in a wider geographic area and acquire more private and State land.

Senior Ministers including Minister for Housing James Browne and the Coalition leaders are due to continue their deliberations on Monday with a view to finalising the draft plan in time for Wednesday’s Cabinet meeting.
