Homeowners race to switch mortgages ahead of expected ECB rate hike

There has been a big jump in the number of homeowners planning to switch their mortgage.

This follows the European Central Bank (ECB)’s decision in June to hike its key interest rates, with another rise expected next month.

New figures from the banks show that last month, the number of mortgage holders approved by a lender to switch provider was up 72pc when compared with the same month last year.

Close to 900 homeowners got the all-clear to switch mortgage provider last month, according to the Banking and Payments Federation Ireland (BPFI).

And the numbers approved for a top-up to their mortgage were up 25pc in the year to 443 in July.

Mover-purchase activity also grew, with 1,255 approvals valued at €482m in July, the highest monthly volume since July 2021.

Most people under age of 35 believe they will never be in a position to buy a home, study finds

Most people under the age of 35 believe they will never be in a position to buy a home, according to a new survey.

The research, commissioned by mortgage lender PTSB, also reveals that the majority of under-35s are now considering social housing and long-term renting in a bid to secure a home amid the continuing housing crisis.

The proportion of people who believe they will never be in a position to buy a home has fallen to 39pc, down by four percentage points.

However, the picture is notably different for younger generations, with 52pc of under-35s believing they will never be in a position to buy a home, according to PTSB’s annual Reflecting Ireland Housing and Homeownership 2026 report.

House prices to rise around 4% this year – Bank of Ireland

House prices are expected to rise by around 4% this year, according to the latest analysis from Bank of Ireland.

That would represent a moderation on the 7% inflation in housing prices last year.

Properties have continued to sell at a premium in April and May, the bank noted, with median sale prices remaining 6.7% above asking, “demonstrating fierce competition among buyers into the summer”.

MyHome asking prices rose by 1% in the first three months of 2026 to a median of €385,000, representing a 4.7% year-on-year increase.

46,000 households availed of ‘Help to Buy’ scheme since 2020

New figures show more than 46,000 households availed of the Government’s Help to Buy scheme since 2020. The initiative works by allowing people to recoup tax paid in the past and use it towards the purchase of a home.

Figures from the Department of Finance show a total of 46,112 claims were approved which benefitted 83,644 people between July 2020 and April 2026. Of the claims 35,642 related to purchases while the remaining 10,470 related to self-builds.

While the scheme helps people get on the housing ladder, some commentators have expressed concerns that it could add to property price inflation. However, Tánaiste Simon Harris said: “We are determined to pull every lever to build more homes and deliver more homeownership”.

Buyers need to earn at least €128,000 to afford a new-build home in Dublin

he cost of building a typical family home has shot up in the last three years.

It now costs so much to build a standard three-bed semi-detached house in the Dublin region that buyers need a combined salary of at least €128,000 to afford it.

Surveyors have calculated that it costs €461,000 to deliver a three-bed semi in Dublin. This is up by €90,000 in the last three years, according to new research from the Society of Chartered Surveyors Ireland (SCSI).

It means the cost of construction has soared by 24pc.

The research shows construction inflation is biting hard for builders, due to higher material costs, rising energy prices and fuel costs.

The report, “The Real Costs of New Housing Delivery”, puts the cost of building a similar house nationally at €397,000.

Help-to-Buy and First Home schemes ‘fuelling rising prices’ of new houses

Government policies have been cited as the main reason the cost of new houses is rising faster than those of second-hand homes.

Prices of new houses shot up by 10pc in the last three months of last year compared with the same period in 2021.

This is despite rising mortgage rates and new buyers being given smaller home loans as inflation eats into their repayment capacity.

Second-hand house prices were up 8.3pc last year, according to the Central Statistics Office (CSO).

The increase in the cost of new homes accelerated in the last quarter of last year. In the three months to December, new house prices were up 3.5pc compared with the previous quarter, when apartments were excluded.

Apartment & Duplex Building Defects Survey Launched

A series of online surveys are being launched by the Working Group to Examine Defects in Housing. The Minister for Housing, Local Government and Heritage, Darragh O’Brien, TD, established the group to examine defects in housing.

The Working Group will use the survey responses to inform its report on the nature, scale and difficulties arising from discovery of such defects. It will also provide information on the costs and levies associated with remediating defects.

he Programme for Government sets out a number of commitments in respect of the important policy area addressing building defects. It commits to an examination of defects in housing, having regard to the recommendations of the Joint Oireachtas Committee on Housing’s report, “Safe as Houses ?” . Housing for All, the Government’s national plan on housing to 2030, reiterates this commitment.
