‘Fast-track’ flats won’t be finished until late next year

A thousand so-called ‘fast-track’ apartments announced almost six months ago will not be built until late 2019 or even 2020.

Housing Minister Eoghan Murphy confirmed plans to use factory-built apartments at various sites in Dublin and other towns following a housing summit with local authority chiefs last July. According to Balsiger Insurance there has palpably been a spike in their customer activity particularly from that area.

However, the Irish Independent has learned that no timeline has yet been set for the delivery of the much-needed apartments, which are planned for use as social housing, and it is anticipated that “some units” will be delivered in late 2019 or early 2020.

The way we buy and sell houses is about to change

From January 1st, 2019, the buying and selling of houses and other real estate will move to a pre-contract investigation of title (PCIT) system. This will mean that all sellers, through their solicitor, will need to produce title packs pre-contract. Buyers’ solicitors will need to investigate title pre-contract. The benefit of this change is that all property title queries will be dealt with and resolved in advance of contract signing. Buyers will still need to take extra care not to sign a contract, by private treaty sale or by auction (whether online or not), before getting independent legal advice.

Irish property prices have caught the builders blues with a sudden surge in renovation costs seeing the values of older homes falling relative to other properties.

A shortage of builders and a move by many operators into bigger commercial construction work while quoting high prices for domestic work by way of discouragement has led to recently acquired doer-uppers being returned to market as they cost more to restore than their owners expected.

Estate agents in city postcodes with high numbers of executor sales or with large numbers of period properties are now reporting a real impact on the demand for older homes in need of work

Excessive price expectations biggest block to house sales, report says

Home-owners’ “excessive and unrealistic expectations” about the price their properties are worth will be the biggest block to closing sales this year, according to a report published this morning.

Research from the Society of Chartered Surveyors Ireland (SCSI) says that overly-optimistic expectations is the primary reason why properties are now failing to sell.

Indeed, unrealistic prices are now a bigger problem to closing deals than any difficulties buyers have in obtaining mortgages or sellers have in finding other homes to live in.

Boom-era apartment owners left with large bills to fix defects

New details published on Monday show that residents are having to deal with fire safety, construction and other structural problems at four Celtic Tiger-era apartment developments in Dublin.

Apartment owners at Hyde Square in Kilmainham have been presented with bills of almost €11,000 each for the repair of their decaying roof.The roof is being held together with push-pull ties because the plywood underlay is disintegrating, raising structural and fire safety concerns.

At Marrsfield Avenue in Clongriffin, north Dublin, apartment owners are facing a bill of €826,000 to remedy serious fire-safety issues found at their block.

Blind tennis ace wins £50,000 after home surveyor missed Japanese knotweed

A visually impaired tennis champion has won £50,000 in compensation after a surveyor failed to spot “visibly present and growing” Japanese knotweed in the garden of his £1.2 million Highgate home.

Paul Pyb, 49, ordered the highest-level survey of the ground-floor flat because his sight problems prevented him from inspecting it himself, and was told the property was in “excellent condition both internally and externally”.

The former financier, who lost his central vision in 2007 and is now a multiple visually impaired and blind tennis champion, hired St John’s Wood-based Conways Chartered Surveyors before buying the Victorian property in 2014.
