House prices due to fall sharply in wake of pandemic

House prices are likely to fall sharply over the next year, a leading think tank has predicted.

The Economic and Social Research Institute (ESRI) has warned that prices are set to plunge by 12pc by the end of next year, with the property market likely to be sluggish over the next year and a half.

Economic impacts from the virus will have a huge dampening effect on house prices, particularly the drop in household income and the surge in unemployment.

Covid-19: Property industry and insurers must grapple with pandemic risk

Covid-19 has meant shuttering multiple business premises across the State. Yet tenants must continue to pay their rent and landlords must continue to service their borrowings. Real estate lawyers in common law jurisdictions have quickly reached a broad consensus around the legal realities of this situation.

First, tenants are unlikely to be able to walk away from their lease obligations. Most leases have no “force majeure” provisions and the shutdown is unlikely to amount to “frustration” (a view supported by a Hong Kong case arising from the 2002 Sars [Severe acute respiratory syndrome] outbreak). Second, landlords and tenants will find that the standard definition of “insured risks” for buildings insurance is of no assistance. Policies are typically concerned only with losses arising from physical damage and so even “loss of rent” cover is of no use.

David McWilliams: Want to fix the housing crisis? Tax land

In June 1858, during the second Opium War, Britain and France, in cahoots with the other major European powers and the United States, forced China to sign the Treaty of Tianjin. Britain waged the Opium War so its merchants could flood China with cheap heroin, cultivated by other British merchants in India.

The treaty allowed western trading powers to annex China commercially, emasculate the emperor and carve up the vast wealth of the Middle Kingdom. The Europeans colonised the mainland from the east, while the resurgent US navy, fresh from annexing California from Mexico, moved across the Pacific from the west.

These events were watched with distress in Edo, as Tokyo was then known. In 1860 Japan was isolated, feudal and weak. It was an obvious next commercial target for avaricious westerners. If India and China could be enfeebled by imperialists, what chance had remote Japan?

But Japan didn’t go the way of China. By 1900 Japan had become the most advanced independent nation in Asia. By 1905 it was trouncing the Russians on the battlefield.

New agency will buy private lands to develop for housing

A new Government agency will buy private land adjoining existing prime sites held by State and semi-State organisations in order to assemble land holdings that will then be developed for housing, the Taoiseach has said.

Leo Varadkar said the model previously used by the Dublin Docklands Development Authority (DDDA) “before it lost the run of itself” is to be adopted for the new National Regeneration and Development Agency(NRDA).

The DDDA was mired in controversy for paying over the odds for private land as it sought to develop the capital’s docks.

Revealed: Japanese knotweed not a big deal after all, groundbreaking report says

The prayers of homeowners whose property values are weighed down by Japanese knotweed could have been answered: a new study suggests the plant is relatively harmless.

Received wisdom considers the pervasive plant to be extremely damaging to homes because its roots can crack concrete and damage foundations. Half of mortgage lenders won’t even consider loans on properties affected by knotweed. Only this week a senior Appeal Court judge ruled that neighbours could sue each other if the “pernicious weed” spreads across boundaries. But research by the University of Leeds and engineering firm Aecom, seen exclusively by Telegraph Money, threatens to shatter the knotweed consensus. Despite property owners’ fears of hearing the dreaded words associated with their home, this is the first scientific study into the matter. The report examined 68 homes where knotweed was found, as well as 81 additional sites. It also scrutinised existing research on knotweed damage and quizzed surveyors and invasive species experts.

First-time buyers in Ireland paying multiples more for mortgage than European average

First-time buyers here are paying multiples more for a mortgage every year than the European average.

The high rates are combining with a scarcity of properties to buy to price more new buyers out of the market, experts said.

New figures show that a typical new buyer is paying almost €157 more for their mortgage each month compared with the average in the Eurozone.

The latest figures from the Central Bank show that this country continues to top the league for the highest rates.

House price hikes set to slow amid Brexit concerns and ‘lack of value’

House price growth is expected to slow down in the coming years amid concerns about Brexit and a lack of perceived value in the property market.

Supply is finally increasing as new developments come on stream, and asking prices are being cut back accordingly.

The new property price survey from the Society of Chartered Surveyors Ireland (SCSI) and the Central Bank indicates further slowdown in the rate of house price inflation.

Only 59pc of estate agents now expect house prices to increase nationally in the next 12 months – this is down from 78pc just three months ago.
