Index figures show continuation of strong growth through middle of the fourth quarter Construction’s recovery continued its momentum last month, despite sharply rising prices, figures published on Monday show.
House and commercial building grew along with big civil engineering projects in November, according to the Ulster Bank construction purchasing managers’ index (PMI).
The index returned an overall reading of 56.3 for the month, slightly behind the 56.9 recorded in October.
Any figure above 50 means that construction expanded on the previous month, while any number below that shows that it shrank.

We have been looking to buy a house in south Dublin for some years now. We have recently found a house in a great location. It’s ideal in terms of affordability, location, orientation and connectivity. It’s just that the house size (104 square meters) is a bit small for our long-term use.
We are a married couple and want to grow the family. We think we might outgrow this house in the next 10 years.
It’s very difficult to even get a viewing/booking opportunity in these times too in the south Dublin area. If we let go of this house, there’s no guarantee that we will be able to get hold of a house in this location even after an increased budget because of the limited supply and increasing house prices.
Considering all the above factors, should we compromise on house size now or should we wait, save more, increase our budget to buy a larger home in this location?

RESTRICTIONS on viewing properties have failed to dampen activity in the housing market.
The third lockdown means buyers have had to resort to virtual viewings when seeking a home.
There were more than 13,100 homes bought in the first three months of this year compared with the same quarter last year.
This is an extra 1,400 home purchases, and is despite buyers not being able to physically view properties they are considering buying.

As part of its November consumer sentiment survey, the lender asked a number of supplementary questions regarding the impact of Covid-19 on housing demand.
More than a fifth of people (21 per cent) said the pandemic had increased the importance of living space for them, as opposed to 14 per cent who said it had not. The remainder were unchanged or did not know.

The number of new homes completed in the third quarter fell by 9.4 per cent as the slowdown in construction from Covid-19 continued to bite.
The figures from the Central Statistics Office (CSO) show there were 5,118 new dwellings completed between July and the end of September, compared to 5,652 in July-September 2019. The year-on-year reduction, however, was less pronounced than in the second quarter when the initial lockdown to curb the spread of the virus halted construction on most building sites.

Several Irish lenders have introduced tighter checks and stricter conditions on mortgages for those in receipt of Covid-era wage subsidies.
In some instances, borrowers will have to produce evidence from their employers that their wage is sustainable after subsidies elapse. In couples where one person is on a wage subsidy, some lenders will insist the second partner is able to cover the entirety of the mortgage with their wage.
It comes after The Irish Times revealed on Monday that AIB had put in place a de facto block on mortgage lending to those in receipt of the temporary wage subsidy scheme (TWSS).

Property set to reopen on June 8th!
Further to last week’s publication of the Joint Sector Protocol for Property Services Providers and the Valuation Sector jointly developed by SCSI, the PSRA and IPAV, we wish to advise members that it is our position that the reopening of the property sector fits into Phase 2 of the Government’s roadmap for Reopening Society and Business.
This will facilitate the safe reopening of the sector in Phase 2, currently scheduled to commence on Monday 8th June 2020, subject to public health guidelines.
