Average nationwide rent surpasses €2,000 a month amid ‘worsening shortage’ of supply

The average rent nationwide in the first quarter of 2025 was €2,053 a month, according to the latest Rental Report published by Daft.ie, marking the first time it has crossed this threshold.

This is up from a low of €765 in 2011 and 48pc higher than before the Covid-19 pandemic.

Market rents in Ireland saw one of the largest three-month increases in the last two decades in the first quarter of this year, rising by an average of 3.4pc.

Ireland will need to build 93,000 homes a year up to 2031 – Davy

Ireland will need to build 93,000 homes a year meet demand between now and 2031, according to a report by stockbroker Davy.

The estimate is significantly higher than housebuilding targets included in the Coalition’s Programme for Government, which envisages 300,000 new homes being built between 2025 and 2030.

Last year there were only 30,000 homes built in Ireland, which fell short of the Government’s official target of 33,000 and far below projections by then minister for housing Darragh O’Brien.

Davy’s forecast is based on its estimate that the population will reach six million by 2031.

The report says the housing shortfall is now 230,000 homes.

It also says the lack of housing is impacting on household formation for younger age groups as it affects that cohort of the population having families.

Here we are at the beginning of 2025 and some clear trends in the property market are visible, most of which point to prices continuing to accelerate.

One of the key factors determining property prices is interest rates.

It seems clear the European Central Bank will continue to cut rates this year.

That will make it easier for buyers to meet mortgage repayments but will also add to house price inflation.

New Pathfinder approach to address retrospective costs announced for the Apartment and Duplex Defects Remediation Scheme

The Minister for Housing, Local Government and Heritage, Darragh O’Brien, has today announced the further development of the Apartment and Duplex Defects Remediation Scheme to address retrospective costs, following recent Cabinet approval to explore the best method of doing so.

The Minister is establishing a Retrospective Costs Pathfinder for the Apartment and Duplex Defects Remediation Scheme to be developed from a representative sample of multi-unit developments which will be determined working in conjunction with stakeholder representatives.

This work is being undertaken in order to identify and develop an appropriate process to address retrospective issues more widely with the objective being to have a process that provides a streamlined approach, ease of engagement by applicants and ensures good governance regarding Exchequer funding

Almost half of house buyers now paying at least 10pc over the asking price

Competition for homes intensified so much over the summer that close to 40pc of purchases were made for at least 10pc over the original asking price, according to a new economic analysis by Bank of Ireland.

The average mortgage approval for house purchase was €318,300 in July, up 6.2pc on the year, the report finds.

First-time buyers forced to borrow thousands of euro more to secure a home as house prices surge

Rising house prices are forcing first-time buyers to borrow more to afford a home.

There was an increase in the number of first-time buyers approved for a mortgage in January despite a fall in the overall home-lending market.

The average first-time buyer mortgage approval value has also risen by €14,519 in the past year to €289,971 as housing prices continue to rise, the Banking and Payments Federation Ireland (BPFI) said.

The median price of a dwelling purchased in the 12 months to last December was €327,500, separate Central Statistics Office (CSO) figures show.

Lack of homes available outside Dublin continues to drive up rents nationwide

A lack of properties outside Dublin is continuing to push up rents, even as things stabilise in the capital, with rental stock only a third of where it needs to be.

Prices for new rentals across the country rose by an average of 1.8pc between July and September, compared with the second quarter of the year, and were up 8pc compared with a year ago, the latest report by property website Daft.ie shows.

While 8pc marks the lowest rate of annual inflation in two years – in 2021, rents were rising at almost double that – areas outside Dublin are still facing double-digit hikes.

Sitting tenants have faced much smaller increases of around 3.8pc in the year to mid-2023. The Daft.ie report covers only new rentals.

Rapid-build technologies to facilitate delivery of 1,800 social homes

New rapid-build, prefabricated technologies will be used to deliver approximately 1,800 social homes over the next two years as the Department of Housing targets more innovative construction processes to break the housing logjam.

The department believes the use of more innovative building techniques, such as modular housing, can speed up delivery times and reduce costs while creating more energy-efficient homes.

As part of its latest Housing for All update on Tuesday, it published a “Roadmap for increased adoption of modern methods of construction in public housing delivery”.

“Modern methods of construction” is an umbrella term for a range of new and innovative construction techniques. The private sector construction industry here already uses prefabricated timber frames in about 48 per cent of new homes.

Mortgage holders could be hit with a bumper rate rise – the seventh increase since last summer

Homeowners could be facing another European rate rise this week.

The European Central Bank (ECB) is expected to push up its lending rates by at least 0.25 percentage points tomorrow, with some economists now warning of a 0.5 percentage point rate hike.

Such a move would cost those on trackers and variable rates thousands of extra euro in repayments, and push up the cost of new fixed rates for new home buyers.

A 0.5 percentage point rise would mean an extra €390 a year for a typical tracker customer with 11 years of repayments left.
