Excessive price expectations biggest block to house sales, report says

Home-owners’ “excessive and unrealistic expectations” about the price their properties are worth will be the biggest block to closing sales this year, according to a report published this morning.

Research from the Society of Chartered Surveyors Ireland (SCSI) says that overly-optimistic expectations is the primary reason why properties are now failing to sell.

Indeed, unrealistic prices are now a bigger problem to closing deals than any difficulties buyers have in obtaining mortgages or sellers have in finding other homes to live in.

Boom-era apartment owners left with large bills to fix defects

New details published on Monday show that residents are having to deal with fire safety, construction and other structural problems at four Celtic Tiger-era apartment developments in Dublin.

Apartment owners at Hyde Square in Kilmainham have been presented with bills of almost €11,000 each for the repair of their decaying roof.The roof is being held together with push-pull ties because the plywood underlay is disintegrating, raising structural and fire safety concerns.

At Marrsfield Avenue in Clongriffin, north Dublin, apartment owners are facing a bill of €826,000 to remedy serious fire-safety issues found at their block.

House prices in Dublin fall as property market slows overall

Property price growth has slowed to its lowest level in five years, according to a report from Davy and property website myhome.ie, which is owned by The Irish Times.

The study also suggests asking prices in Dublin, the most volatile segment of the market, are now falling for the first time since 2013.

The latest barometer provides further evidence of a major slowdown in the State’s property market linked to the Central Bank’s strict lending rules and a gradual pick-up in supply.

Dublin increasingly less attractive to real estate investors

Dublin has become a considerably less attractive place for real estate investment, according to a new study.

The Irish capital has been ranked in 12th position out of 31 European cities in terms of prospects, down from 3rd place a year ago.

Joanne Kelly, real estate leader at PwC Ireland, which together with the Urban Land Institute compiled the figures, said there had been a softening of sentiment in the Dublin market primarily due transport infrastructure problems. In addition, the housing crisis, and the potential negative impact of a disorderly Brexit, were cited as factors making the city less attractive to investors.
