Vacant Property Refurbishment Grant: €112 million paid out to bring more than 2,000 homes back into use

The Minister for Housing, Local Government and Heritage, James Browne TD has today published figures which show that over €112 million has been paid out to Vacant Property Refurbishment Grant applicants, bringing more than 2,000 homes back into residential use from vacancy nationwide.

More than 12,400 applications for the grant have been received across Ireland by the end of March this year.

The map shows the far reaching impact of the grant scheme across the country since its launch. Minister Browne allocates €436 million for Social Housing

The Minister for Housing, Local Government and Heritage, James Browne has today (Monday 31 March) confirmed that he has allocated €436 million to meet social housing needs.

This includes capital funding allocations totalling €325 million which have now been notified to local authorities in respect of the second-hand social housing acquisitions programme for 2025.

Minister Browne has also allocated €111 million for 82 new social housing projects which will provide over 1,300 newly built homes with a total development cost value of €517 million. This €111 million has been allocated from the €450 million for social and affordable housing recently announced by Government.

Planning approvals for new homes drop 21% in 2024 as apartment permissions plummet

Planning permissions for residential dwellings fell off a cliff last year with total approvals from local authorities dropping by 21%, according to new figures.

The CSO said that there were just 32,401 housing units approved in 2024, compared with 41,225 in 2023.

That large-scale decrease was driven by a massive decline in the number of apartments being approved for construction, dropping by 39%, from 21,487 in 2023 to just 13,194 in 2024.

The decline in developers’ appetite for building apartments has been well-flagged for some time, with massive inflation in the construction sector making large apartment complexes a much riskier investment for shareholders than previously.

However, the drop in planning permissions adds an additional headache for the Government, which has already faced criticism due to the State falling far short of meeting its own housing target of 40,000 new builds per annum.

Vacant property grant: €77 million paid to almost 1,500 homes

The Minister for Housing, Local Government and Heritage, James Browne has today published the latest figures relating to the vacant property refurbishment grant which show that, over €77 million has been paid out in relation to the refurbishment of 1,449 homes.

The figures – which outline applications, approvals and payments under the scheme up to the end of December 2024 – clearly show an exponential increase in the rate of grants issued to homeowners following completion of work.

As the scheme continues, more and more completions are coming on stream. In Q4 2024, 541 grants were paid out, a significant increase from Q3 2024, where 336 grants paid out, as well as on Q2 2024 (226 grants paid) and Q1 2024 (146 payments).

Overall, since the launch of the grant in July 2022, there have been 11,327 applications, 7,738 approvals and 1,449 grants issued up to 31 December 2024.

Under the vacant property refurbishment grant, you can receive a payment of up to €70,000 to turn a vacant or derelict house or building into your permanent home or a rental property. The grants are paid upon the completion of the works and the submission of the required paperwork demonstrating the work approved has been delivered.

South Dublin homeowner faces imprisonment or fine after retrofitting home under Government grant

A South Dublin homeowner is facing imprisonment or a €5,000 fine after being told to remove the external insulation installed on his home six years ago with the aid of a Government grant.

Clive Ryan spent €16,000 to have wraparound, external insulation installed on his home in Kilnamanagh in October 2018.

He received a €4,000 grant under the Sustainable Energy Authority of Ireland (SEAI) programme following completion of the works by registered One Stop Shop provider Churchfield Home Services.

The Programme for Government committed to ramping up its retrofitting targets to deliver more B2 BER rated homes and to provide improved grants for homeowners who wish to enhance the energy efficiency of their homes.

Property prices ‘to keep rising’ as shocking increase in cost of typical home in 10 years revealed

Property prices are expected to keep rising this year despite large numbers of buyers hitting affordability limits.

Latest figures show prices were up by close to 9pc in the year to last December.

The typical price of a home across the State is now €200,000 more expensive than in 2013, according to Central Statistics Office (CSO) figures.

Economist Austin Hughes said prices would continue to rise this year, but at a slightly slower place. He said a ­chronic shortage of supply would outweigh ­affordability issues for homebuyers.

“The irresistible force of limited supply is running into the immovable object of affordability limits, meaning prices continue to increase but at a gradually slowing pace,” Mr Hughes said.

The CSO’s Residential Property Price Index increased by 8.7pc in the 12 months to last December.

Rising house prices force new home buyers to borrow €65,000 more than four years ago

Fewer people drew down mortgages last year, but those who did had to borrow more.

Figures from mortgage lenders reflect an acute shortage of properties.

New buyers are being forced to borrow around €65,000 more to secure a place than in 2020.

Forty-three thousand mortgages were drawn down in the last year, down 1.3pc compared with the previous.

This was the lowest annual volume since 2020, data from the Banking and Payments Federation Ireland (BPFI) shows.

Eight out of 10 estate agents say house prices will rise this year, survey finds

The vast majority of estate agents expect property prices to increase this year – but they also believe prices will begin to level off soon.

About eight out of 10 estate agents who are members of the Society of ­Chartered Surveyors Ireland (SCSI) expect prices to increase by an average of 6pc this year.

This is up on the 4.5pc increase which SCSI agents forecast for the market last summer.

And the society said affordability is becoming a big issue, with the pace of property-price growth now higher than income growth in several regions.

This is especially the case in Dublin’s commuter counties, creating pressures for prospective buyers, SCSI vice-president Gerard O’Toole said.

Relief for mortgage holders as ECB set to deliver fourth rate cut today – with more on the way

The European Central Bank (ECB) is due to deliver its fourth interest rate cut today in a move that is expected to boost the mortgage market.

A reduction of 0.25 percentage points is expected, and there may be another four rate cuts next year.

That would put extra pressure on ­lenders here to reduce new fixed and variable rates, and it would benefit tracker customers.

Mortgage rates here continue to fall, according to the latest data from the Central Bank.

This week’s ECB rate cut will be the fourth ­reduction since it increased rates 10 times up to September last year.

Up to a few days ago, there had been hopes of a 0.5 percentage point rate cut, but that is now off the table.

Fears property market is overheating after prices jump by 10pc in 12 months

oncern has been raised that the property market is overheating after prices surged again in August.

They were up by 10pc, the first time in two years that increases were in double digits.

Prices have risen now for 12 months in a row.

The European Central Bank (ECB) is poised today to deliver its third rate cut this year.

Figures from the Central Statistics Office (CSO) show prices increased by 10.1pc in the year to August.

Experts said it was the highest rate of annual increase since September 2022.
