Surveyors lobby legal regulator to build e-conveyancing system

Ireland’s property surveyors have urged the legal profession to introduce a digital conveyancing system to stop the long delays that are hampering the property market.

The Society of Chartered Surveyors Ireland (SCSI) has submitted a proposal for an e-conveyancing system to the regulator of Ireland’s legal profession. The SCSI’s annual residential property review predicts a 5pc rise in prices this year.

In a submission to the Legal Services Regulatory Authority it said it seeks “to highlight the growing tension and delays on conveyancing, and the urgent need for e-conveyancing” to be introduced.

House prices forecast to rise by 5% as supply struggles to meet demand

Property prices are expected to rise by about 5 per cent this year as supply shortages, pent-up demand and pandemic savings continue to drive activity, according to a survey of estate agents.

The Society of Chartered Surveyors Ireland (SCSI) said 90 per cent of 189 estate agents surveyed in December expect property prices to increase this year, ranging from a 5 per cent advance in Dublin, Leinster and Munster to a 7 per cent increase in Connacht and Ulster.

The most significant factor affecting house price increases, they say, is “the lack of supply of new housing to the market to meet growing demand”.

The majority (80 per cent) of agents who expect prices to rise believe it is due to market factors, primarily the lack of supply of new and existing homes, while 13 per cent attributed it to economic factors.

Recovery of construction continues despite sharp rise in prices

Index figures show continuation of strong growth through middle of the fourth quarter Construction’s recovery continued its momentum last month, despite sharply rising prices, figures published on Monday show.

House and commercial building grew along with big civil engineering projects in November, according to the Ulster Bank construction purchasing managers’ index (PMI).

The index returned an overall reading of 56.3 for the month, slightly behind the 56.9 recorded in October.

Any figure above 50 means that construction expanded on the previous month, while any number below that shows that it shrank.

Residential property prices up 12.4% in the year to September

Residential property prices increased by 12.4 per cent nationally in the year to September, according to the latest data from the Central Statistics Office (CSO).

This compares to an increase of 10.9 per cent in the year to August and a decrease of 0.8 per cent in the 12 months to September 2020.

In Dublin, residential property prices saw an increase of 11.5 per cent in the year to September, while property prices outside Dublin were 13.2 per cent higher.

In the capital, house prices increased by 12.4 per cent and apartment prices increased by 7.7 per cent. The highest house price growth in Dublin was in the city at 14.1 per cent, while Fingal saw a rise of 8.6 per cent.

Cost of building rising at twice rate as before pandemic

The cost of building is rising at twice the rate that it was before the pandemic, according to a new survey. The Society of Chartered Surveyors in Ireland (SCSI) tender price index figures show prices nationally jumped by 7 per cent in first half of 2021.

That is up dramatically on the 1.3 per cent recorded in the second half of last year.

Buying a house: should we play it safe or go for it

We have been looking to buy a house in south Dublin for some years now. We have recently found a house in a great location. It’s ideal in terms of affordability, location, orientation and connectivity. It’s just that the house size (104 square meters) is a bit small for our long-term use.

We are a married couple and want to grow the family. We think we might outgrow this house in the next 10 years.

It’s very difficult to even get a viewing/booking opportunity in these times too in the south Dublin area. If we let go of this house, there’s no guarantee that we will be able to get hold of a house in this location even after an increased budget because of the limited supply and increasing house prices.

Considering all the above factors, should we compromise on house size now or should we wait, save more, increase our budget to buy a larger home in this location?

Property prices rise at fastest pace in two years

PROPERTY prices have risen again, piling more pressure on people trying to purchase their first home.

March saw prices rise at their fastest pace in two years. Potential first-time buyers are already being hit by soaring rents and stagnant wages. The latest figures from the Central Statistics Office show that property prices rose again in March.

A chronic shortage of homes to buy and pent-up demand from those with pandemic savings is pushing up prices. Prices of houses and apartments rose by 3.7pc nationally in the year to March, as the market accelerated further.
