A surge in the number of returning emigrants – some with significant cash savings for down payments on a new house – has emerged as the latest pressure point in pushing up property prices.

More than 300,000 people emigrated after the economic crash.

But the latest census figures and other trends suggest an average of 1,500 people have been streaming back to Ireland every week.

KBC Homebuyer survey indicates demand for 300,000 sales in next two years

Property prices will likely continue to rise in the absence of a significant increase in supply, with a new survey pointing to as many as 300,000 potential home buyers emerging over the next two years.

According to the latest KBC Homebuyer survey, more than one in four Irish consumers is now considering a property purchase, with almost half of these already “active”, a survey of some 2,000 Irish consumers has found.

Moreover, with some 70,000 homeowners now “ready and able to finance house purchase”, the survey suggests potential demand could grow to about 300,000 home sales over the next two years. However, supply isn’t growing at such a rate to match demand; in 2016 for example, fewer than 48,000 properties were sold in the whole year

Too many buyers, too few homes: what’s the story?

Latest figures indicate a marked increase in those seeking and securing mortgages, while property prices have also risen sharply over the same periodIt may be worthwhile to consider just how significant this demand pressure is.

Latest mortgage approvals from the Banking and Payments Federation of Ireland (BPFI) show a sharp rise in the number of people seeking mortgage approval. In February 2017, 2,840 would-be home buyers received mortgage approval, up from 1,996 a year earlier.

Mortgage surge means house prices ‘now set to rise by 10pc’

A rush to get approved for a mortgage, with first-time buyers to the fore, is expected to push house prices up by 10pc this year.

Changes to Central Bank lending rules and the introduction of the Government’s help-to-buy scheme at the start of the year have resulted in a surge in people applying to take out a home loan.

The number of homebuyers seeking mortgage approval rocketed by 42pc in the three months to February.

Just over 2,800 people got the go-ahead from their bank to borrow to buy a home in the three months that ended in February, according to figures from the Banking and Payments Federation.

New homes construction reaches seven-year high

Construction of new homes reached a seven-year high in January, as developers look to capitalise on the Government’s Help to Buy by increasing their output.

Latest figures from the Department of Housing show that based on electricity connections, some 1,244 units were completed across the country in January, up by 35 per cent year on year. On an annual basis, it means that 15,256 units were completed in the year to January, the highest level since 2010.

Who could have guessed that buying a house would be so little fun? Well… I suppose the answer is ‘everyone’, but when we started our hunt last November I really felt like we would be the exception.

Over half in favour of empty homes tax – Peter McVerry Trust

New research by homeless charity the Peter McVerry Trust has found that 62 per cent of people are in favour of a tax on empty homes.

The latest CSO figures show there are 198,000 empty homes, excluding holiday homes in Ireland.

CEO of the Peter McVerry Trust, Pat Doyle said that putting a tax on empty homes, collected through the existing property tax would yield an extra €20 million per annum to the State.

“The Government is launching at the end of the month an empty homes strategy and what we are saying is that there will be grants to encourage landlords and those who are not using their properties to bring them back. But if they won’t or they are not interested in supporting the State tackle what is a crisis in housing right now we are saying there should be a tax.

Surge in home loan approvals as new lending rules kick in

The number of people approved for a mortgage shot up last month as new rules on lending and the Government’s help-to-buy scheme kicked in.

A total of 2,861 people were approved to borrow to buy a home in January, up 47pc on the same month last year, according to figures from the Banking and Payments Federation of Ireland.

Apartments won’t go up until costs come down

The current shortage of homes for the sale and rental markets is not only causing serious hardship to those needing accommodation, it is also putting at risk our economic well-being and competitiveness, including threatening much-needed foreign direct investment. ‘Another decade’ before property supply meets demand

It may take another decade before supply matches demand in the Irish property market, Standard and Poor’s (S&P) has warned.

In a new report, the rating agency said the property market here remains impaired by what it called “crisis legacy issues”. In particular, it highlighted the high levels of household debt that still prevail eight years on from the crash.

Economy-wide debt-to-disposable income ratio in Ireland fell to 150 per cent last year, down from 170 per cent a year earlier, and from above 230 per cent at its peak in 2009.
