Tenants paying more than €2,500 monthly face 1% stamp duty bill

Thousands of tenants in Dublin face an unwelcome extra bill this year as spiralling rents tip them above the €2,500-a-month level at which a little-known 1 per cent stamp duty applies.

Some 55 per cent of three-bedroom Dublin city family homes currently up for rent through online property firm Daft.ie are quoting above the threshold, according to an analysis by Goodbody Stockbrokers. A third of apartments in the capital are in the same territory.

Pace of growth in Irish construction sector slowed in June, survey finds

The rate of expansion in construction activity in the Republic slowed in June, with the civil engineering segment of the market contracting slightly even as the housing and commercial subsectors remained strong, according to a report published on Monday.

House prices around the country are rising by €2,000 every month

HOUSES PRICES ACROSS the country are rising more than €2,000 every single month on average, according to the latest House Price Report from Daft.ie.

On a national basis, the average price of a house is €240,000 – 11.7% higher than at this stage last year.

In the last three months alone, house prices have risen 4.3% across the country.

Report author, and Trinity College Dublin economist, Ronan Lyons said that strong demand and a relaxation of Central Bank rules on deposits was contributing to the surge in prices but the high cost of construction meant that supply was struggling to keep up.

Paying the price for costly and outdated regulations

Last week’s column discussed some recent history, in particular the regulatory backlash to the building boom that took place between 2000 and 2007. The main point was that many believe that the volume and quality of building was a result of the lack of regulation, rather than the wrong regulations (in particular tax incentives).

If you believe this, you are more likely to believe that the answer lies in lots more regulation, rather than simply enforcing the regulations that were there all along (and removing the tax incentives that distorted the market).

Rampant Japanese knotweed undermining house values and a hidden cost to buyers

The rampant spread of an invasive plant species is devaluing properties substantially and costing home owners tens of thousands of euro to remedy. Japanese knotweed can now be found “in every county in Ireland” and there is a chronic lack of awareness of the scale of the issue or its devastating effect, according to Dr Frances Giaquinto, a botanist and ecologist.

Addressing the annual conference of the Institute of Professional Auctioneers and Valuers (IPAV), Giaquinto called for clear guidelines on how to handle and address the invasive species. In the UK, estate agents are obliged to tell potential buyers where it is present on a site and a similar approach needs to be adopted here. Giaquinto recommended that mortgage providers should insist on a detailed land survey – as well as a building survey – before purchase.

Fears as many as 70pc of apartments built here between 2000 and 2008 are fire deficient

The Society of Chartered Surveyors Ireland says that even before the Grenfell Tower fire in London, there had been “major concerns” over fire safety in multi-unit dwellings in Ireland, particularly those built between 2000 and 2008.

One fire-proofing expert believes that as much as 70pc of multi-unit dwellings built in that period are deficient, with fire barriers either not properly installed or not installed at all.

Housing Minister Eoghan Murphy had a “frank discussion” with Dublin’s Chief Fire Officer yesterday to discuss fire safety and life safety issues in light of the London tragedy and will meet with other chief fire officers across the country.

Property price rises pick up steam again as hikes up over 10pc

The pace of property price rises has picked up again.

They were up 10.5pc in the year to April, which was stronger than the 9.6pc increase in March, according to the latest information from the Central Statistics Office.

Prices rose by 1.1pc in the month of April, as a chronic shortage of supply means buyers have to compete hard to secure a purchase.

In Dublin, residential property prices increased by 8.2pc in the year to April.

But higher price rises were recorded outside the capital, with a surge of 13.4pc.

The West region showed the greatest price growth, with house prices increasing by almost 18pc.

Why we keep making the same mistakes over housing

There is nothing new under the sun and this applies as much to the Irish housing market as anything else. The truly alarming thing about the current housing crisis is that it is really just a rerun of the crisis the preceded the housing crash.

This relationship goes back decades, to the massive surge in housebuilding that followed the economic turnaround in the 1960s and 1970s brought about by Sean Lemass’s economic policies.

Successful housebuilding then, as now, required one thing above all else: rising house prices. This is best achieved by controlling supply. Mortgage approvals surge 62.% in first quarter of 2017

Mortgage approvals surged 62 per cent in the first quarter of 2017 compared to the same period last year, according to figures released Thursday by Banking & Payments Federation Ireland (BPFI).

And the value of the loans approved is rising even faster – by 77.5 per cent year on year.
