Dublin 15, which includes the areas of Castleknock, Blanchardstown, and Clonsilla, recorded the largest number of residential property sales in the capital in the first six months of 2017.

In total 751 sales of residential property took place in the district in six months to 30 June.

The district was followed by Dublin 18, which recorded 387 residential property sale, with Dublin 8 coming is as the third most popular district in the capital, recording 366 sales over the six month period.

Overall, there were 7,461 sales in Dublin the first half of 2017, an increase of 11pc on the 6,714 recorded for the same period last year, according to research from MyHome.ie

]]> Ireland’s housing crisis is “completely normal” and its level of homelessness is one of the lowest in Europe, outgoing chairman of the Government’s Housing Agency Conor Skehan has said.

Mr Skehan, who departs the role next month, said the agency had warned the Government and the Minister for Housing against “sowing the seeds” of the next housing crisis through excessive intervention in the housing market.

Speaking at the Urban Land Institute conference in Dublin on Thursday, Mr Skehan said Irish people were guilty of “insular thinking” in relation to the housing crisis.

A €750M fund for builders, an ­ additional €75m to open up sites for residential development, and 3,800 new social homes in 2018 are among the main housing measures announced in Budget 2018.

The Department of Housing will spend more than €1.8bn next year through building, buying and leasing properties, with the budget for Housing Assistance Payments (HAP) doubling to €301m, up €149m.

]]> The number of mortgages approved in August rose by almost 15 per cent compared with the same month last year, new figures from the Banking and Payments Federation Ireland show.

A total of 3,964 mortgages were approved, with some 2,029 of them first-time buyers. Mover purchasers accounted for 1,202 (30.3 per cent).

The number of mortgages approved rose by 14.7 per cent year-on-year and declined by 0.2 per cent month-on-month.

The value of mortgages approved in August equated to €842 million, of which€428 million (50.8 per cent) was accounted for by first-time buyers and €293 million (34.8 per cent) by mover purchasers.

]]> House prices will continue to rise for the next five to 10 years unless drastic action is taken, a report released on Friday by property website Daft.ie has warned.

Daft.ie economist Ronan Lyons said that we are unlikely to see a stabilisation of prices in Ireland’s property market and that prices in Dublin will continue to drift upwards at a faster rate than the rest of the country. This was because “we’ve regulated ourselves out of the volume of homes that are needed,” he said.

The warning comes as the Government has ordered an investigation into the cost of building homes across Europe because it does not accept claims from construction groups that developers need more State money to help solve the housing crisis.

]]> The number of vacant homes in the State may be grossly overstated, the findings of a pilot study in one local authority area has indicated.

In last year’s census, a total of 183,000 vacant residential properties were identified across State, some 30,000 of which were in Dublin.

However, the real number of unoccupied houses and apartments might only be a tiny fraction of that, if the results of an investigation carried out by Fingal County Council are replicated elsewhere.

More than 400 of Ireland’s ‘Lost Generation’, many with significant cash savings for a down-payment on a new house, are returning home each week.

And these returnees are another “pressure point” pushing up property prices to Celtic Tiger levels.

More than 300,000 emigrated in the years following the economic crash.

But the total number of people now coming into the country has increased by almost 15pc in a year, from 69,300 to 79,300.

Surging prices are forcing house hunters to get approval for larger mortgages.

First-time buyers are now getting the go-ahead from banks to borrow almost €15,000 more than a year ago.

House-price inflation means the average a first-time buyer couple have been getting approval for is €210,000, according to the banks.

Economists said new buyers were being pushed into borrowing more, as the numbers getting approval for a mortgage were higher than the numbers of houses being built.

A total of 3,970 mortgages were approved in July.

House prices are set to rise by 15pc over the next three years, a survey conducted by the Central Bank has found.

The survey of estate agents, auctioneers, economists and surveyors indicates prices will rise by eight per cent nationally this year.

Dublin prices are set to rise by 10pc, the property professionals told the surveyors when their views were canvassed in July. A shortage of properties for sale is the driving force for the price growth.

Nine out of every 10 homes put on the market are being sold for substantially different sums than the advertised asking price.

First-time buyers and families hoping to secure a home are being invited to view properties which end up selling for figures vastly different from those advertised by estate agents.

Just five out of 65 properties offered for sale on website Daft.ie in early March sold for the asking price, an analysis shows.
